Stage 2 – Sub-dividing your land

Administration
We look after all the consents and contractors.

Topo Survey Fees
We’ll give you price estimate for the work and one of our top 3 trusted Christchurch builders, and sub-contractors.

($3,300 value)

Sub-division Consent
Christchurch City Council fee for the project paid in full.

($6,500 value)

Legal fees and certification.
Inspections carried out at specific points of the work. Allows for 4 inspections.

($16,000 value)

Development Contributions (DC’s)
These vary from site to site generally from $8,000 - $20,000. These are set by the council, and we just pass on the costs.

Stage 3 – Estimate cost to build the house

We provide you an estimate based on the concept design.

We work with the latest prices and issues around material supply to provide a realistic price to build the concept. This estimate allows for:

  • Materials
  • Labour
  • Council fees
  • Consultant fees including:
    • Structural engineer
    • Geo-tech engineer
    • Architectural fees
    • Project Management

Stage 4 – Building the house
$ Depends on the building cost.

Design
We undertake a detailed design of the house based on your final needs.

Council building consent
We create a set of working drawings which will be lodged with the council.

Detailed costing
A detailed costing is completed off the working drawings and an updated price is provided.

Building contract
We enter into a building contract to undertake the build and complete the project.
